Marketing Your Home to Sell
You have a wonderful product (your home) and you need to tell
the world about it. You have made a great choice in using

place Photo Fact Sheets. Keep your sign stocked with plenty
of these sheets and specify on the sign "By Appointment Only".
This will help eliminate drop-ins. If you live off the main
street, prominently placed directional signs are very helpful.
We will supply you with a generous supply of the photo fact
sheets to keep on hand. Some of our more industrious clients
distribute them at work, community centers, schools, libraries,
various relocation companies and other public areas. Note that

Some clients have asked us if they should supplement their marketing
campaign with local classifieds. One big benefit of Selling
By Owner is that you choose what you want to do. Typically classifieds
are black and white line ads only, however they do help get
your home out there. Space is limited, so choose words wisely.
Think about what makes your home special. Emphasize power or
action words, i.e. "Large Wooded Lot" or "Assumable Loan". Be
sure to state "By Owner", this in itself creates a powerful
image.
Open Houses can help to build traffic into your home. However
a few words of caution. Open houses tend to attract onlookers,
curious neighbors etc. You also tend to lose some control if
you have several visitors at the same time. At the same time
it is very hard
to gauge interest levels when you are dealing with multiple
guests. Your photo in For
Sale by Owner Magazine and Internet ad, in conjunction with the
photo fact sheets provide enough detail for truly interested
parties. Let these people contact you personally for a private
visit. You will find the results much more favorable.
Word of caution, you will know your marketing campaign is working
when you start getting calls from realtors. Some realtors will
immediately try to get you to sign a contract with them. Others
will claim that they have a client in hand and want to show
the house. Politely explain that you will not be paying them
a commission, either in part or in full. However, they are welcome
to make an appointment for the buyer to see your house, provided
the buyer is willing to pay the commission. Beware of signing
any contracts, unless of course you want to pay a commission.
