Price to Sell

Setting the right price is the most important step in the home selling process. When you ask, "What is my home worth?" the answer can only be one thing- what buyer is willing to pay for it. Market conditions, not emotions should be used when setting a price. Price too high and your house won't sell, price too low and you will sell quickly but lose money. Price competitively and you will sell quickly and make money too. It is that simple. 

Know what your situation is. If you are being transferred in a couple of months and need to sell quickly, price more competitively. If you are in no hurry then price accordingly. Either way, when Selling by Owner you already have a price advantage, use it.

When setting a price, don't go it alone. Hire an appraiser to give you a market value of your home. Not only does an appraiser give you an accurate dollar value for your property, you can use the appraisal documents in the negotiating process. Even with professional help it is wise to do a little homework yourself. Keep a close eye on other homes in the market. Check out the daily paper and other real estate publications. Explore the Internet, in particular home appraisal sites. Taxing authorities can also give you insight to area property sales.

The key point to remember is that you are in control. You have a direct pulse on any activity. You know how much effort is being put into the marketing and sale of your home. You are the best person to decide what price you should ask for.
